Energy Efficiency Tops with Green Home Owners

“Greater energy efficiency drives consumers to choose a green-built home,” according to a survey by the National Association of Home Builders. With the cost of fuel skyrocketing, and consumers looking to fuel efficient cars to help at the pump, it is no surprise that they would also be looking for energy efficiency from their buildings.

According to the survey, which polled 800 registered voters about how important certain features would be in their decision to build a green home or remodel their current home to be more green, 64% said that energy efficiency would be the most important feature, the healthier environment of green homes came in second at 55%, and 49% percent believed it would be the right thing to do for the environment.

Home builders and designers who can provide energy efficient homes will have a better chance of surviving the recent housing slump. While general home sales are down, recent studies have shown that the sale of green homes is remaining steady. Green houses also tend to be worth more.

The one concern most consumers have is the cost of green homes. While tax credits and rebates help, home owners should be looking at the long term benefits of owning green. With lower energy and maintenance costs over time, the additional premium is worth it. Also, as technology and building techniques evolve, construction costs will come down.

In today’s volatile fuel market, energy efficient buildings are going to be all the rage, and delivering quality homes at a reasonable price will help many builders rise above the slumping market.

Our friends at Low Impact Living, though, think Chrysler’s attempt to lure car buyers with the promise of gas at $2.99/gallon is, well, lame. Chrysler has recently launched its “Let’s Refuel America” campaign in which it claims to offer Americans protection from rising gas prices. Anyone buying a Chrysler in the month of May will get the deal. Here’s how it works: each qualifying buyer will get a ‘gas card’ that has been linked to their own credit card, but when they gas-up they will only pay $2.99 a gallon with Chrysler charged the difference. This is a really lame-brained scheme. It reminds me of the McCain-Clinton proposal to cut federal gas taxes during the summer– it’s the wrong solution for our economic woes. Yes, we’re all hurting from gas prices and we need relief (what are the oil companies offering consumers in terms of help, hmmmm? anyone? hello?). But what Chrysler is offering is an incentive for consumers to ignore gas prices and drive, drive, drive– producing more green house gases and increasing global warming.

Bay Area Solar Rebates

Normally, we live for the present. We’re not about events, deals, and projects that will hopefully start sometime in the future. We’re not big fans of Chevrolet announcing that in three years they plan to unveil the electric powered car the Volt. That’s great; in three years one of us may plan to get married or buy Microsoft. Maybe we should announce that now. That being said, the neighboring Bay Area counties (San Francisco, Marin and Berkeley) recently concocted plans to offer rebates of up to $5,000 for installing solar panels if homeowners use a local contractor. Coupled with state and federal incentives, that could cut in half the $21,000 cost for an average household. Because San Francisco knows that it’s not just about solar, the City will also cover up to 90 percent of the costs of making apartment buildings more energy-efficient, and will pay residents $150 to replace old appliances.

Those crazy green radicals in neighboring Berkeley will finance the cost of solar panels for homeowners who agree to pay the money back through a 20-year property tax assessment. Nearby Marin County offers a $500 rebate to homeowners who install solar systems.

For those who think that these rebate ideas only reside on the West Coast should know that Baltimore offers at least $2,000 toward closing costs for people who buy new homes close to where they work. They call the program the “Live Near Your Work” program. Pretty crazy, huh?

As for San Francisco’s program, the loan part of the program would need to be approved by voters as a ballot initiative, while the refund part would need the support of the Board of Supervisors, San Francisco’s never shy for publicity city council. If this program succeeds then we’ll give them all the Green pub that they can handle.
